ALTA Surveys
Also known as ALTA/NSPS standard surveys, these land title surveys are the most comprehensive survey product available for commercial real estate transactions.
ALTA/NSPS standard surveys meet joint standards established by the American Land Title Association and the National Society of Professional Surveyors. These surveys document boundary lines, improvements, easements, encroachments, access, utilities, and other matters relevant to title insurance and lender underwriting—and are mandatory on most significant commercial transactions.
- Title-focused Survey: Supports real estate closings, financing, and title insurance review
- Property Boundaries: Confirms the property’s boundaries to avoid conflict or misunderstandings
- Recorded Easements: Shows access, utility, drainage, and other easements listed in title documents
- Rights-of-Way: Identifies public or private roads, alleys, and access areas
- Improvements: Locates buildings, parking areas, fences, walls, signs, and other site features
- Encroachments: Shows where improvements may cross property lines, easements, or setbacks
- Access points: Documents how the property connects to public streets or private access routes
- Utilities: Identifies visible or requested utility features, depending on the survey scope
- Table “A” Items: Covers optional items requested by the client, lender, title company, or attorney
- Transaction Confidence: Helps stakeholders and title professionals understand property risks before closing
It should also be noted that ALTA/NSPS standard surveys are scrutinized by attorneys, title companies, and institutional lenders since they can help identify property-related risks before a real estate transaction closes.
