A Boundary Survey is the most basic type of survey report you can request when you need to identify the boundaries of subject property or parcel. While they may include easements and basic infrastructure such as roadways, they don’t provide the detail of an ALTA/NSPS Survey, which may be needed for complex Real Estate transactions or construction and development purposes.
Boundary Surveys are often the minimally-required type of surveying report needed for requesting a permit for construction and development—which usually involves depicting the property lines and basic property information such as:
- The description (written) of the property
- Lot dimensions and monumentation
- Location details such as street address
- Placement of the parcel in relation to adjacent properties
- Right-of-way or easement details
Any other information needed may require additional services such as an ALTA/NSPS Survey, which we Allen & Company can also perform at a client’s request. However, the Boundary Survey will suffice for most basic needs in determining the size and area of a parcel of land, which requires an essential assessment of the terrain to verify and mark a property’s corners to outline its boundaries.
